Unfortunately in today’s market we are again seeing many sellers pricing their home too high.
Time on the market increases and they end up having to take a price reduction. At Real Estate with Ruth Lecy you can see that price cuts are back to more normal levels after falling in 2021 and 2022.
Price reductions happen for 3 simple reasons:
Inventory is growing and if the price is too high it will be skipped over by buyers.
A seller prices their home based on what they want to make and not what it is worth.
A home is priced too high to have room for negotiating but is actually a buyer turn off.
